Earlier this week, my team and I have combed through more than 150 projects in Singapore and filtered down to an exquisite list of GOOD and GREAT BUYS across the island for TOP investment properties in the first half of 2022.

The close proximity to the MRT station is a huge selling point to The Gazania, making it super convenient for the residents to take the public transportation to their desired destinations quickly and efficiently.

★ Great Schools in the viccinity

Less than1km are a couple of great schools, including Paya Lebar Methodist Girls' School (Primary, St Gabriel's Secondary School and Maris Stella High School. There is also no lack of choices for Childcare facilities within short walking distances.

  • 1-Bedroom 441 - 463 sqft $958K - $1,063M

  • 2-Bedroom 624 - 678 sqft $1,325M - $1,541M

  • 2+Study 678 - 700 sqft $1.455M - $1,585M

  • 3-Bedroom 850 - 915 sqft $1,772 - $2,045M

  • 3-Bedroom Premium 958 - 1055sqft $1,942M - $2,287M

Interesting to note - 4-bedrooms have the lowest psf of $1,790psf. This is a very comfortable range, a freehold property but with leasehold prices, and so close to the MRT! You can expect future developments to be launched at a much higher psf.

And it is possible to own a 1-bedroom condo at less than1M!

Other interesting points


Currently, only 30% of the units at Gazania are sold.

Before Dec 2021, to qualify for the ABSD remission of 25% (Now 35% with the new Cooling measures!) developers need to complete the housing development and sell all units of housing accommodation in the development within 5 years from the acquisition date. In early days of launching, developers would usually price their properties at a very attractive rate so that they can achieve a certain percentage of sold units and be confident of qualifying for the ABSD remission. After which, there would usually be a price hike.

Now is still a good time to get into Gazania!

Another thing is, The Gazania's expected TOP is end of this year. This is the perfect time frame for you to sell your current property if you need to. It is also not too long a wait coz' you know we all can't wait to move into our brand new home!


Besides the convenient location and accessibility, The Gazania is also located very close to the Bidadari estate which had been targeted for residential development in the 2014 Master Plan. The 10-hectare Bidadari Park (which is about the size of 15 football fields) will feature a lake, a heritage walk, open lawns and experiential trails. 10,000 Housing Board units will be progressively completed by 2022. As anyone can imagine, the entire area and its viccinity will come alive and The Gazania will most probably benefit from its proximity from the Bidadari.
